IIM Bangalore to launch India’s first scientific commercial rental index on 29 November

Partnership with CRE-Matrix set to revolutionize office market analysis

Bengaluru: The Real Estate Research Group at IIM Bangalore, in collaboration with CRE-Matrix, is set to introduce India’s first scientific, model-based Commercial Rental Index for the Indian office market.

The inaugural index will be unveiled on 29 November 2024, at an offline event at IIM Bangalore, in the presence of IIMB Director Prof. Rishikesha T Krishnan, Prof. Soudeep Deb, Decision Sciences area, Prof. Venkatesh Panchapagesan, Finance & Accounting area, and leaders from Cre-Matrix including—Abhishek Kiran Gupta, CEO & Co-founder; Abhishek Tiwari, Co-founder & Commercial Head; and Pranav Bhalla, Research & Consulting Head.

The launch event will feature a Chief Guest address by Ananth Narayan, Whole Time Member, SEBI, followed by industry panels on ‘Challenges and Opportunities for the Indian office market’ moderated by Prof. Prashant Das, IIM Ahmedabad. Leaders from Prestige Office Ventures, Brigade Group, and K. Raheja will provide owner-operator insights, whereas CBRE, Google, and TableSpace will offer occupier perspectives on the same. The event will conclude with residential sector learnings with Vipul Roongta, Managing Director & CEO, HDFC Capital.

This pioneering index leverages data from both new and active leases, offering an accurate and nuanced view of the Indian office rental market. It transcends conventional methods by incorporating predictive analytics to account for market trends, location, and time, while eliminating biases caused by individual amenities, like infrastructure, that drive rentals.

Developed under the guidance of Prof. Venkatesh Panchapagesan and Prof. Soudeep Deb, by IIMB doctoral student Kapil Gupta, the index covers Grade A and A+ rentals across 10 cities from Q1 2012 to Q3 2024. Updated quarterly, it offers granular insights into both micro- and macro-markets, with plans to expand into other categories, including green leasing, Grade B and C properties, and warehousing.

The index promises transformative benefits for major stakeholders, including developers, operators, REITs, as well as to tenants, while also enabling the creation of financial instruments like derivatives and structured products to broaden the market.

Post-launch, the index and its methodology will be publicly accessible.
